Repair Requests Are Not For Sissies

Wow, you have bought a house, come up with the good faith deposit, been pre-approved, now what?

Inspections are a great thing, and can cost you in the long run if you do not totally understand them. Home inspections are truly meant to find defects in the home, not minor things like plug polarities and missing faceplates on wall sockets. They are meant to find plumbing, electric, mechanical, and structure defects that can effect the usability of the house you are wanting to purchase. 
Another thing to use the inspection for is to find out about how your home is run and the proper way to take care of various aspects of the home, from furnace, to hot water heater, to in some instances the stove or even how to use the windows in the home.
If you have something that you feel is a structural issue in the home, tell your agent and be sure that the inspector is very specific on what was wrong to the point of stating the exact location of the individual problem and have pictures of the damage from several angles.
This will protect you if you ever have to go back on the listing agents client for defects that they did not tell you about. Be sure to check the Sellers Disclosure as well to see if there is a mention of specific structural problems within the disclosure and what if anything were done about those defects.
If you have a leak in a pipe under a sink, you have to show with words and pictures where the problem is on your repair request in order to be very specific on what needs to be repaired. When doing the repair request you want to ask for things that are normal to the function of the home, not that will constitute an improvement to the home.
Check with your real estate agent and your inspector to be sure everything is spelled out exactly. If it is not then you may want to help word smith what you are sending over to the listing agent.
